What do you charge
The management fee is 10% of the monthly rent once a tenant is placed.
What services to you provide?
We register the property and apply for the appropriate business license. We secure the tenant and oversee the condition and maintenance of the property. We supply a monthly accounting statement for the property.
Do you screen the tenant?
Yes. We do a complete credit and background check on the potential tenant as well as verify employment and rental history.
Do you charge for vacancies?
No. We don’t charge the monthly management fee until we place the tenant.
How do I pay for the repairs that are requested by the tenant?
Service requests are paid from the rents collected unless they exceed the rental amount. Any repair over $250.00 will need the owner’s approval.
What is the length of the standard agreement?
The standard agreement is for 1 year and renews automatically for 2 years.
Tenant
Is there a minimum credit score necessary to rent?
No. Many factors are used to determine a person’s credit. Credit scores are only one component of the decision
Can deposits be split up over several months?
No. We cannot split the deposits over several months.
What are the rental requirements?

Am I required to have renters insurance?
Yes. Renters insurance is required. Consult with your insurance agent or contact us for a referral.
How long does it take to process my application?
It usually takes 24 hours to process the application and get an answer to you. This time frame can be longer depending on the response time from your employer for the employment verification and your previous landlord for the rental verification.
What if something breaks while I am renting. How do I report that?
We will set you up with a portal that has a user name and log in password. You would access this site to request any service that is necessary for the property. You can also see all the documentation attached to this property for the tenant. We have 5 days to satisfy the service request depending on the severity of the request. Our turnaround time is typically 24 hours.
Who pays for the HOA?
The HOA dues are paid for by the owner. If there is an HOA violation while a tenant is occupying the property, the HOA will send a warning to the tenant and the owner and give a specified amount of time to correct the violation. If the tenant does not correct the problem, the tenant will incur the fine.
